Greece continues to be one of the Germans' favourite destinations when it comes to buying a flat or even a house as a second home. Naturally, difficulties can arise, above all, due to the language barrier. But the different legal situation and other country-specific customs can also make buying real estate more difficult. Therefore, we have compiled information below to support you when buying a property in Greece and especially on the island of Rhodes.

Rhodes offers a decisive advantage compared to other regions of Greece: there is a land registry office there, just like in Germany. Therefore, if you buy a property on Rhodes, you will be registered as the legal owner of the property at the local land registry. This creates trust and, above all, legal certainty. The purchase of real estate is possible without restrictions for citizens of the European Union. As in Germany, this requires a notarised purchase contract and subsequent entry in the land register.

In general, we recommend consulting a lawyer for the purchase of real estate. Although this is not required by law, you will feel more secure, especially as a foreigner. In addition, only lawyers and notaries are allowed to inspect the land register. Also, if a house is to be built on a previously undeveloped plot of land, lawyers and architects must check in advance whether this is permissible. It should also be noted that any preliminary contracts do not yet grant the buyer any right to the property.


There is one special feature to bear in mind when buying a property in Greece: Forests are the property of the state or public authorities and may not be purchased by private individuals. Especially when buying a house, this requirement should therefore be observed. Here, too, it helps to consult a lawyer. The lawyer (or the estate agent) can also take care of getting the buyer a Greek tax number. This is also required for the purchase of real estate.

As in Germany, the state in Greece also levies a land transfer tax. This is currently three per cent. However, as this can change, we recommend that you find out exactly what the taxes are before finally purchasing a property. Another tax to consider is the so-called real estate tax. This is levied annually and amounts to three to six euros per square metre for second homes in popular holiday regions such as Rhodes. And don't forget the broker's commission, which amounts to two to three per cent of the purchase price.

As you have seen, it is not that complicated to buy a property in Rhodes. Because of the great weather, the friendly people and the interesting culture, this can only be recommended to everyone. In addition, a flat or house in Rhodes is also a good investment. However, as we said, we strongly recommend that you consult a lawyer and an estate agent before buying, so that the purchase of your property will go smoothly.
